Broker Reciprocity is the current compilation of active listings of all Broker Reciprocity subscribers except those listings where the seller or the seller's agency has opted out of Internet publication by so indicating on the listing contract or by written notice to the Multiple Listing Service.
All MLS listing Information is deemed reliable but not guaranteed.
Any use of search facilities of data on this web site, other then by consumer(s) looking to purchase real estate, is prohibited.

A Virtual Office Website (VOW) is a Participant’s (Real Estate Broker or sales licensee affiliated with/of Broker) Internet website, or a feature of a Participant’s website, through which the Participant is capable of providing real estate brokerage services to consumers with whom the Participant has first established a broker-consumer relationship (as defined by state law) where the consumer has the opportunity to search MLS Listing Information, subject to the participant’s oversight, supervision, and accountability. ‘MLSListing Information’ refers to active listing information and SOLD data provided by Participants to the MLS and aggregated and distributed by the MLS to Participants.
Before access by an Internet user/Customer is granted for the access of SOLD data, the Participant must first establish with that customer a lawful broker-consumer relationship (as defined by state law), including completion of all actions required by state law in connection with providing real estate brokerage services to clients and customers (hereinafter ‘Registrants’). Such actions shall include, but are not limited to, satisfying all applicable agency, non-agency, and other disclosure obligations, and execution of any required agreements. Registrant must provide a valid email address which will be verified in the form of a Email Verification Email sent to the email address provided by the Registrant in order to confirm and complete their registration. Upon verification of the Registrants email address by mouse click, the Participant will contact the Registrant to establish the lawful broker-consumer relationship and explain and establish Agency Disclosure. At that time and only at that time may the Participant complete the Registrants registration and allow access to SOLD data. VOW access is limited to ninety (90) days per account term, access terms can be extended by the Participant for a Registrant as long as all items above are still in place and is under the full discretion of the Participant. Registrant access length will be displayed on the website located by the login/status window. If VOW access has expired or is not enabled, Registrants may still search current listings, save current listings to favorites, email a friend, and all standard features of the IDX/Broker Reciprocity website.
